Affordable Housing in Nigeria: The Challenges and Questions

Affordable housing remains one of Nigeria's most pressing challenges. Housing stakeholders and researchers have spent countless hours pondering the realities and possibilities of creating practical, sustainable solutions. The road to affordable homeownership in Nigeria is filled with countless obstacles—rising construction costs, economic instability, and a lack of financial inclusion. Yet, these challenges also present unique opportunities to rethink and innovate.
We'd like to share some of the thoughts behind our 'Nigerian' approach to Affordable Housing with you, we hope we'd be able to communicate them as cohesively as possible.

1. The Costs of Construction

Construction (expertise and materials) costs in Nigeria is ever-increasing costs, largely driven by inflation. And the dream of owning a home is constantly slipping out of reach of many underserved/average class Nigerians, as the prices of materials and labor continue to rise. Unfortunately, the chances of construction costs reducing any time soon are slim. This reality forces potential homeowners to delay their plans or abandon them altogether.

2. The Long Road of Saving and Investing to Homeownership

The average person saves (or invests) their money so that it can become Capital for future investment (homeownership, real estate..et.c). People put away their hard-earned money with the hope that one day, it will grow into the capital needed to buy a home or invest in real estate. In an ideal world, this would be a surefire path to homeownership. Unfortunately, these 'Saved' and 'invested' funds often fall of meeting these desired results - especially since we're in an economy that's based on upfront/outright cash payment. In other cases, harsh economic realities force many to opt for short-term investments that do not necessarily lead to long-term financial security.

3. The (im)practicality of starting small

We often give/hear the advice to "start small" when it comes to homeownership. But in a city like Lagos, where the real estate market is notoriously expensive and competitive, starting small is easier said than done. There is little to no framework that supports or enables the concept of starting small in a meaningful way. The lack of accessible, affordable housing options means that many people are forced to settle for alternatives that neither match their expected quality of life nor contribute to their growth.

4. The Mortgage 'Dream'.

Mortgage financing is widely regarded as the ideal solution for affordable housing. However, the reality in Nigeria is that financial inclusion remains a distant dream for many. The barriers to accessing mortgages—high interest rates, stringent eligibility criteria, and the lack of tailored financial products—make it difficult for the average Nigerian to benefit from this option.

The Key Questions We Must Answer

Given these challenges, we must ask ourselves some critical questions:

- How then can we enable people to start small, while ensuring value, stability and convenience without the full upfront commitment?

- How do we help people protect their resources against inflation, such that they can achieve (or at least start) their desired results even if it happens in small instalments?

- How can we ensure that these solutions are delivered with the utmost transparency and trust?
